Planners approve Dunkin’ Donuts
GREENVILLE — Dunkin’ Donuts may be coming to Route 31 in Greenville, after the Planning Board approved a plan for construction of a 2,020-square-foot building.
At a public hearing Thursday, the Planning Board unanimously voted to conditionally approve plans for a free-standing Dunkin’ Donuts store on the highway, next to the Country Mile, a beverage and tobacco warehouse store .
The new store will include 22 seats inside as well as a drive-through window. Several conditions of approval have been imposed that the store will have to meet before moving forward with construction. Most of the conditions stem from a recent review of the plans by the town’s engineer, Chad Branon of Fieldstone in Milford.
“There was nothing of a large-scale that will be a problem for them to address,” said Branon in a phone interview Monday. “There were some comments that address the general safety and conditions of the site.” Branon recommended revisions to the plan to bring it in line with local drainage requirements, improvement to traffic circulation on the site, and some site grading cleanup, all of which the Planning Board made conditions of approval.
The land Dunkin’ Donuts wants to build on is owned by Joe Correia, who also owns the Country Mile. He expects construction to begin some time in the next 10 days, he said. Should construction start on time and continue without issue, the store will be completed by the end of October, Correia said. Correia will continue to own the property, but will not run the franchise; the franchise will be owned by KCMC Management, Inc., of Leominster, Mass.
“First, we’re delighted,” Correia said of the Planning Board’s decision. “Second, we think it’s a great thing for the town.” Correia said he’s been attempting to attract a Dunkin’ Donuts to that location for several years, but until recently Route 31 did not foster enough traffic to support a franchise . It was only after switching the service station at the Country Mile from Citgo to a Haffner’s Service Station, which generally has lower gas prices, that Route 31 began to attract enough traffic to support the store, according to Correia.
The Planning Board made the approval conditional upon keeping a 10 foot area of green space between the Dunkin’ Donuts site and the adjoining lot where Country Mile sits . One of the options for keeping the current green space untouched is narrowing the 20-foot-wide bypass driving lane in the proposed Dunkin’ Donuts lot , but Planning Board member Ed White said he’d like to see the currently proposed width maintained, and the Planning Board made it a condition of approval.
Branon said Monday that the plan can be reconfigured to meet the town’s standards for maintaining green space between lots without affecting the width of the drive aisle.
One Greenville resident asked at the meeting if there are any plans for traffic mitigation, and was concerned that stopping traffic might make that stretch of Route 31 unsafe.
Raymond Shae, the project manager, said a traffic study had been done on the site, and it had been determined that traffic mitigation, such as a turning lane from Route 31 into the parking lot, wasn’t needed.
