Wendy’s, second eatery planned

The Rindge Planning Board approved an application for a new Wendy’s restaurant, with a second unit for another dining restaurant, during its meeting on Tuesday.
The building, located on Route 119, would be split into a Wendy’s restaurant with a drive-through on one side and a to-be-determined fast-casual dining restaurant on the other. The lot, next to the Hometown Diner, currently includes a two-family home, which would be torn down to make way for the new construction.
The Wendy’s side of the restaurant is planned to be 2,245 square feet, and the tenant restaurant would have 1,400 square feet. The two establishments would share a 31-space parking lot.
The hearing on the application was continued from last month, when the board directed representatives of Wendy’s to adjust their design for the building to be more fitting with New England aesthetics, as is required by the district.
Planning Director Al Bump said minor changes were made to the design, including adding a gable, and muting the branding on the front of the building to accommodate that request.
The board unanimously approved the application, with conditions, including that the sign, which in design was too tall to be within the town’s sign ordinance, either comply or a variance be obtained. In prior meetings, representatives indicated they would amend the application to comply with the ordinance.
In other cases in front of the board on Tuesday, the board considered two applications for a short-term rental (Airbnb) in an existing home on Blakeville Road. The first application sought site plan approval to host a short-term rental in an existing home, and the second a use permit to rent the home for less than 90 days per year.
Bump said while the applicant indicated on their application that they would use the home as a rental less than 90 days per year, that is not a requirement of the town’s short-term rental rules, and the board did not make it a binding part of their approval. The site plan and the use were both approved, with conditions, including a requirement to have a life safety inspection completed by the fire chief.

In another case, submitted by Rindge Rentals, sought approval for a subdivision and a mixed-use on Route 119, which would include multifamily housing and office space. The lot is currently used as condominium rentals and office space under the name “Kathleen’s Place.”
Developer Jamie Van Dyke was seeking approval to subdivide the land into two, with one lot being the existing two buildings that make up Kathleen’s Place, which includes nine residential units, and commercial space in the back. The second lot would become space for a new building which would include five additional residential spaces.
On Tuesday, the board approved a minor site plan for the existing Kathleen’s Place lot, a major site plan for the new proposed residential units, and the subdivision, all in unanimous votes.
