Mason: Subdivision plan moves ahead

A property subdivision in southern Mason is moving forward after its plans were amended to address concerns of state and town authorities.

The property, belonging to Martin Ruggiero, is at Route 124 (Old Turnpike Road) and Bell Lane. The property contains wetlands, which was the cause of the delays.

“Since the last meeting we have tended to some checkmarks for the Planning Board,” Ray Shay of Stanford Surveying and Engineering said.

Among changes to the written plan are notes for sewer and water locations, and a shift in driveway locations.

The driveways, which would turn one lot into four, were moved about 25 feet further apart to lessen the slope into the properties. Shay said the state permits have not come in yet, but all regulatory concerns have been addressed.

In addition to running close to the wetlands – which are to be protected by easement instructions and anti-erosion tools recommended by the Conservation Commission – another problem with the driveway is that it would be sited in three separate properties. Town officials worry about conflicts between property owners. It will remain classified as a driveway, not a private road.

Most of the driveway will run along an existing roadbed that dates to when the property was a farm.

Fire Chief Fred Greenwood says the department will be able to serve the properties.

He judged the driveway length and distance of building space to the road as short enough for access from the ample engine space on Old Turnpike Road.

Shay said the first leg of the shared driveway is no more than 420 feet.
